We walk the whole house, agree the scope room by room, and give you one itemised fixed written price before demolition — with no change orders you did not approve first.

Whole-house work is governed by the inspection sequence, not by how many people we put on site. Rough-in has to pass before drywall, drywall before floors, floors before final paint and trim — and that order cannot be compressed without paying twice for the same work. You get the complete schedule in writing before demolition day, with the inspection dates already booked, and one point of contact who tells you the moment anything shifts rather than letting you find out on site.

Yes for almost any whole-house project, and we pull them. The Philadelphia Department of Licenses and Inspections requires permits for structural changes and for plumbing, electrical and mechanical work. A full renovation normally touches all of those, and larger scopes require submitted plans rather than the EZ permit route. Permits, plan submission, inspection scheduling and licensed trades are inside our scope — you never deal with L&I directly.

Often yes, and most of our clients do. We zone the house, seal the work area, run dust control, and clean the lived-in side every day the crew is on site. Where the layout allows we keep one bathroom and a working sink in service throughout. Where it genuinely does not — a single-bathroom house having that bathroom rebuilt, for example — we tell you that at the quote stage rather than in week four, so you can plan around it.

Yes. We work out the layout, the material choices and the finish schedule with you before anything is ordered, and that planning is part of the project rather than a separate fee. If you are working with an architect or already have drawings, we build to them, and we will flag anything at the walkthrough that will not work in practice in your particular house — old framing, a stack that cannot move, a wall carrying more than the drawing shows.

We work to a written payment schedule tied to project milestones, agreed before demolition and set out in the same document as the price and the timeline — never a large lump sum up front. We are a contractor, not a lender, so we do not offer financing ourselves. Many homeowners in Philadelphia use a home equity line or a dedicated renovation loan, and having your funding confirmed before we book the start date is what keeps a project from stalling halfway through.

Yes. Bear Renovations LLC is a licensed and insured home improvement contractor. Pennsylvania requires home improvement contractors to be registered with the state under the Home Improvement Consumer Protection Act, and we send our registration number and a current certificate of insurance on request, before you sign anything. Ask every contractor you are considering for those two documents — how quickly they produce them tells you a lot.
